Full performance model covering envelope, HVAC, water heating, ducts, and the 2025 solar PV and battery-ready requirements. Delivered as CF1R-PRF-01-E with the ECC/HERS measure list the field will need.

Detached, attached, junior or a standard garage conversion. Modelled the way the plan checker expects to see it. Most ADUs are exempt from the PV requirement, but the envelope, HVAC and water heating rules still apply in full.

Additions and alterations

The job type most often modelled wrong. An addition needs an existing zone and an addition zone so the new floor area is judged on its own standard. Fold them into one and the compliance path is wrong before the numbers start.

The part most consultants get wrong

Two zones, or the whole thing is wrong

On an addition or alteration, the existing house and the new work are held to different standards. The model has to carry both: an EXISTING zone and an ADDITION zone, with each wall correctly flagged new, existing or altered, and each opening attached to the right one.

Get it wrong and you still get a file that opens, prints, and looks like a compliance report. It just answers a different question than the one the city asked. Knowing to look for it is the difference, and it is checked on every addition. If the existing conditions can't be established from the plans, they get surveyed, not guessed.

Existing walls keep their real assembly and U-factor, and are marked Existing or Altered, never New. That single flag changes which compliance path the project is on.
No existing window schedule? Then glazing gets measured off the elevations per wall and modelled as an aggregate area, which is what the analysis reads. Reported as an approximation, every time.

NRCC-ENV

Envelope: walls, roof, glazing, skylights, and the fenestration ratios that trip most TI projects.

NRCC-MCH

Mechanical: equipment efficiency, economizers, controls, duct sealing and acceptance testing.

NRCC-LTI

Indoor lighting: allowed power density, controls, daylighting zones and the tailored method where it pays.

NRCC-PRF

The whole-building performance certificate, where the prescriptive route won't get there.

Commercial work is quoted on a call and priced from the drawings. Scope varies far more than residential, so we quote it properly rather than pretending one number fits.

  • Registration with an approved provider wherever the project requires it
  • A short plain-English note on anything in the design that's carrying the margin

What we need from you

  • The architectural plan set as a PDF: floor plans, elevations, schedules
  • The project address, so the climate zone is right
  • Anything already decided about HVAC or water heating
  • Optional: your Bluebeam measurement CSV, if you have one

That is all we need to start. There is no intake form and no portal to sign up for.

About the reports

Do I need a Title 24 report for a remodel?

Only if the remodel touches something the energy code regulates: windows, insulation, HVAC, ducts, or water heating. Move a wall and repaint, and you don't. Replace ten windows and the furnace, and you do.

If you're not sure, send the scope. If you don't need us, we'll tell you that.

Can you use our existing Bluebeam takeoff?

Yes, and it speeds things up. Export the measurement summary to CSV and send it with the plans. If you don't have one, we do the takeoff ourselves, and it's included.

What if my plans are hand-drawn or scanned?

Still workable. Scanned and hand-drawn sets get taken off by hand. Same price, sometimes a day longer.

Do you do the CF2R and CF3R forms too?

CF2R forms are the installing contractor's responsibility, since they certify what was actually installed. CF3R forms come from the field verifier. We produce the CF1R and can coordinate the whole registry chain so nothing stalls at final inspection.
